Site Selection and Due Diligence.

The logic behind the saying "location, location, location" is that each parcel of real property is subject to a unique mix of characteristics.  Besides the physical condition of the parcel, there are often layers of codes and covenants that regulate the use and development of the property.   Other important considerations include available utilities and transportation to access customers and vendors.   Quality due diligence gives you a more complete picture.  A review of a survey will disclose the of easements, access/egress, encroachments or other conditions on the property that may impact the use of the property.  A review of the title commitment will disclose encumbrances recorded against the property, including any liens, easements, covenants, or subdivision plans.   Be confident a location meets your criteria before making a decision to lease or buy real estate.  I have almost 20 years’ experience reviewing due diligence documentation, including surveys, title documents, engineering reports, municipal codes and rent rolls.  Let me be a practical solution to your site selection needs.
